Abstract
    The concept of Maritime Industrial Development Areas (MIDA) in portplanning is badly known by the port-decision-makers. Especially in the physical planning there is a growing interest of optimising the MIDA 's. The optimisation of MJOA 's must be seen in the field of building up the quality of the maritime industrial development areas from different facets: the quality of space and environment, the quality of living-, recreation - and workspaces and the quality of mobility, logistics and transport facilities. The growing competition between regions, cities and port-cities will be more and more a competition for the best location (sealand, hinterland, quality of MJOA). The physical planning can give good answers to the problems of best location. In the article, the example of the Canal Ghent-Terneuzen gives a good idea of the possibilities of physical planning by creating an optimised MJOA from Ghent over Terneuzen to Flushing (with the bridge/tunnel connection over/under the Western Scheldt). The physical planning strategy is strategic-oriented (over the borders of 2 countries: Belgium and the Netherlands). From an 'European point of view' this strategy is the only one to prefer.
